How much will my plans cost?
Every project is different, so we don't guess on a web page. Call us, tell us what you're building, and you'll get your exact number on the same call.
Do you handle the permit?
Yes. Permitting assistance is one of our services. We prepare the submittal package, submit it to the county for you, and support the plans if the building department comes back with questions.
Do you work with HOAs and The Villages ARC?
Yes. We draft plans built for architectural review, showing the dimensions, materials and placement review committees ask for. Screen enclosures, lanai conversions, pool additions and sunrooms are common requests.
Do I need an engineer too?
Some projects do. When your project requires a licensed engineer's seal, we coordinate with your engineer so the plans and their work line up. We'll tell you on the first call if that's likely for your project.
Can you change one of your model plans?
Yes. Every HDS model can be built as drawn or adjusted to fit your lot, your budget and the way you live.
What do I need to get started?
Just a call. Bring whatever you have: a survey, a sketch, photos, or only an idea. We'll tell you what else the project needs.
Do you work outside your six core counties?
Yes. Our core is Hernando, Pasco, Pinellas, Hillsborough, Citrus and Sumter, and we draft for projects all over Florida.
